Student Property Renovation - Manchester

Mrs Lingruolan is a North-West based landlord who contacted us in regards to brand new tiles for her tenants home in Manchester City Centre. We were informed that the tiles in the bathroom had cracked throughout, limiting access for the tenants. We had informed Mrs Lingruolan that we would be able to inspect the property to measure the tiles and assess the damage. Our assessment found that a potential leak or long term water damage had caused the floor to ‘blow’ leaking to the eventual crack throughout the bathroom.

Ensuring Mrs Lingruolan stayed up to date with developments was very important for us as she needed to know what her options were and how we could put this issue right. As she could not access the property we had sent images of our findings over and gave her a call to inform her of the process we would need to take to ensure the damage is resolved and safe again.

The Works Provided:

The initial starting point of this job was to secure full access to the bathroom and to make the bathroom safe to work within. The tiles within were so badly damaged you could not open the door to have full access. Once we gained full access to the bathroom we started to remove all the existing tiles from the property as they had the potential to cause injury to ourselves or the client. During the tile removal we noticed the bath panel was broken on the top right corner, leaving a serrated edge, so we removed the panel and started our search for the leak. After an in depth inspection around the sink and bath area we could see that the leak had originated from the waste pipe, which had a crack running the length of the piping.

Immediately after fixing the leak we began to remove the soaked boarding from the property and replaced them with a brand new wooden structure, waterproof membrane and anti-crack matting. After laying the matting and ensuring the surface was flat we began to lay the new anti-slip floor tiles and refitted the bathroom suite along with a new and undamaged bath panel. To finalise the work we gave the bathroom a deep clean using the LTP Grimex and Stain Removers, leaving it as if it were our own.
